CMI MIC Funds

Mortgage Investments is our individual, whole mortgage investment program for high-net-worth investors looking to invest in a single mortgage. MIC funds, on the other hand, are a portfolio solution of mortgage assets. Investor’s capital is pooled in a fund that holds multiple similar mortgages, making them a lower risk option than investing in one of our individual mortgage investment products due to the inherent asset diversification with these funds.

Targeting compelling returns

CMI MIC Funds provide investors with access to Canada’s historically strong real estate market through diversified, well-managed portfolio solutions that focus on capital preservation while targeting sustainable, attractive returns. Historically, our three different MICs – CMI MIC Prime Mortgage Fund, CMI MIC Balanced Mortgage Fund and CMI MIC High Yield Opportunity Fund have yielded net annual returns of 6 – 11%, while our MIC managers have maintained a loan loss rate of less than 1% since inception.

Portfolios designed for a variety of investment objectives

The CMI MIC Funds are designed to meet the needs of investors across a broad range of investor profiles. Our portfolios invest primarily in first and second residential mortgages in traditionally strong, stable real estate markets across Canada.

Managed by a team of experienced mortgage and investment professionals, these funds are well-diversified across geographic regions, borrower and mortgage types, all of which are 100% secured by collateralized real estate. Overhead and carrying costs are kept to a minimum in order to lower fees and maximize returns for investors.

As the fund manager, CMI is focused on achieving consistent, appreciable returns for all three of our MICs through active and prudent investment management practices over the long term.

CMI MIC Prime Mortgage Fund

The CMI MIC Prime Mortgage Fund is designed to generate a net annual return of 6 – 7%. This fund invests primarily in first mortgages and is the most conservative of our three MIC Funds. All investments are strictly in residential mortgages.

CMI MIC Balanced Mortgage Fund

The CMI MIC Balanced Mortgage Fund provides a passive investment opportunity with a diversified pool of first and second mortgages targeting an 8 – 9% annual return.

This MIC focuses on selecting high-yield, short-term mortgages that do not exceed 75% LTV.

CMI MIC High Yield Opportunity Fund

The CMI MIC High Yield Opportunity Fund invests primarily in higher-yield, short-term second mortgages that do not exceed 85% LTV. It targets a net annual return of 10 – 11%.

The Fund mitigates risk by investing in a diversified pool of real estate properties that are 100% secured by collateralized real estate.

Our experienced management team oversees each of our three MIC funds, managing all aspects of our operation from asset selection to administration and mortgage servicing. As a result of this careful monitoring, the CMI MIC Fund managers have a loan loss rate of less than 1% since inception.

Shares in our CMI MIC Funds are offered via registered securities dealers and issued contingent upon the investor qualifying. Minimum investment: $5,000. Investments can be made in cash or registered funds via a qualified trustee. CMI MIC Funds offer penalty free redemptions after 12 months, redemptions are processed quarterly with 30 days’ notice
